Powering new homes towards sustainability
The government’s Net Zero Strategy: Build Back Greener, published in October 2021, has set out a strategy to address emissions from the UK's 30 million buildings. It aims for all new heating appliances installed in homes and workplaces will be low-carbon technologies, like electric heat pumps or hydrogen boilers by 2035.
Home energy consumption represents about 14% of total UK emissions. In a report by the Climate Change Committee, it was highlighted that the UK’s climate change targets will not be met without tackling greenhouse gas emissions from UK buildings. Currently about 85% of homes are running on gas central heating. Decarbonising and transitioning the UK’s housing stock to low carbon heat sources will therefore be critical in helping the UK achieve its emissions targets by 2050.
With the ban in place, new homes will be required to adopt low-carbon alternatives such as electric heating, heat pumps or heat networks involving the use of a central energy centre to distribute heating through hot water pipes to individual properties. Gas boilers could also be upgraded and decarbonised to run on hydrogen.
What implications might this have on property developers?
Property developers, or landlords commissioning new builds after 2025, will be required to fit out homes with heating and hot water systems that are powered by renewable energy sources and there will be a greater dependency on the electrical infrastructure.
Developers will essentially need to be looking at constructing eco-friendly properties that are also energy efficient, to meet higher energy standards in future and rising consumer expectations around a company’s environmental footprint.
Powering construction projects
